I am thinking of selling my place and I wanted to see what you guys think it may be worth. The local appraisers said there isn’t anything around here to compare it too. It is located in western NE.
Here’s the info: 36 acres with a natural spring and 4 ponds just ¼ mile off highway. The spring runs around 50 gallon per minute into pond 2. The water flow into pond 4 is 60 gpm (due to the springs in pond 2 & 3). The ponds are 6 to 8 ft deep, we are down to shell. This is the original depth. The ponds can be tracked back to early 1900’s. I am almost done redoing the ponds and they will be completed before sale. I have not stocked fish at this point but am planning on stocking bluegill and large mouth bass. The ponds currently have bull frogs, turtles, crawdads, and shiners with a couple of BG that survived the restoration of the ponds. The house is a 4 bedroom house built in about 1930’s but has had several upgrades. Other buildings are a three car garage, a one car garage, chicken house, small barn, ice house, pump house, car port and storage shed. It is not uncommon to see turkey in the yard and deer in the driveway. We have raccoons, beaver, possum, bobcats, ducks, geese, owls, eagles, hawks and many other wild animals that show themselves as well. This is the best place to raise kids. I raised mine here, but they have moved on now. Time for a new batch and I’m too old. Please give me your 2 cents worth. Pics can be seen on my photo album under my profile. Thanks

OK, I got it figured out. After crunching the numbers I truely believe it's worth about $25,000. I'll take it today! Just kidding. Looks like my dream home place. If that was out east it would certainly be worth much much more. Nice acreage though!

I should have included that pond 2 is about 1.5 acre feet, pond 3 is .5, pond 4 and 5 are about .75 to 1 acre feet. The pond design is setup so the water drains from the bottom of the pond into the next where it drops several feet. This takes the cool water from the bottom, aerate it as it drops into the next pond. The pond highth is controlled by the boards in the chimney below it. The original designers of this system did an excellent job.

A lot is going to depend on where you are located. If it was closer to Lincoln, Omaha or large towns out west it migth be worth more. But a place that is a little more secluded is going to be tougher and not worth as much. Especially since the person that would be moving there is probably coming from another town. Knowing approximate location would help. How close and what school district, how far to the closest town? Also how many sq ft is the house? Give us a few answers and I am sure we can give you a ballpark.
We just moved in Oct to an acreage outside lincoln and the land costs are running about $3500 and acre. Our place has a chicken coop, horse barn w/ corral, 50x100 riding arena, 60x30 Morton building w/ heated shop, 10.5 acres on a 35 acre lake. House is a Ranch that is 1750 sq w/ finished basement w 5 bedrooms. This whole set up(house, outbuildings, etc) was built 2 years ago. Final price was $290,000. At least gives you an idea of of what some of the going rates aon acreages are.
